Malta Office Rent Index: October 2026

The median asking rent for the offices advertised for rent on MaltaOffices.com in October 2026 is €250 per square metre per year, across 355 listed offices. Of the areas with enough listings to report on their own, St Julian’s has the highest median at €350, and Msida and Birkirkara the lowest at €183 and €195. The typical listed office is about 300 square metres and asks around €6,500 a month.

We publish these figures every month from our live listings, so you can see what landlords are asking today rather than relying on last year’s reports.

What this index covers, and what it doesn’t

  • Offices we advertise, not every office in Malta. The figures come from the offices currently advertised on MaltaOffices.com. We handle more offices than we list publicly, and other agents and landlords market offices that are not on our site. Treat the index as a guide to asking rents, not a census of the market.
  • Seven areas reported separately. St Julian’s, Paceville, Ta’ Xbiex, Sliema, Gżira, Birkirkara and Msida have enough listings for a reliable median. Another 60 offices in other localities count towards the overall figure but are not shown separately, and localities where we have no offices listed are not represented.
  • Location within an area matters. Seafront offices and offices with sea views usually ask more than those on inland streets in the same locality, and newer Grade A buildings more than older stock. An area median mixes all of these, so a particular office can sit well above or below it.
  • Asking rents, not agreed rents. The rent finally agreed depends on lease length, fit-out and the overall terms.
  • Rent only. The figures exclude VAT where it applies, service charges, utilities and parking.

Asking rents by area, October 2026

Area Median asking rent (€ per m² per year) Middle half of listings Typical size Typical monthly rent Listed offices
St Julian’s €350 €284 to €386 300 m² €9,750 71
Paceville €329 €250 to €350 333 m² €9,000 13
Ta’ Xbiex €284 €246 to €300 439 m² €10,100 36
Sliema €266 €240 to €307 231 m² €5,000 79
Gżira €266 €235 to €314 454 m² €9,400 24
Birkirkara €195 €152 to €241 322 m² €4,750 58
Msida €183 €165 to €237 582 m² €7,600 14
Other localities (fewer than eight listings each) Not reported separately 60
All listed offices €250 €199 to €317 300 m² €6,500 355

A seafront floor in Sliema or St Julian’s will usually ask more than the area median; an inland office in the same town, less.

Asking rents by office size

Office size Median asking rent (€ per m² per year) Typical monthly rent Listed offices
Under 100 m² €267 €1,800 21
100 to 299 m² €240 €3,800 154
300 to 999 m² €268 €10,850 159
1,000 m² and over €241 €28,800 21

Among the offices we list, rent per square metre varies far more by area and building than by size. A larger office does not automatically come with a lower rate.

What this means if you are looking for an office

  • Location sets the price. Among the areas reported, the gap between the harbour districts and Birkirkara or Msida is roughly €70 to €170 per square metre a year, which for a 300 m² office is about €1,750 to €4,250 a month.
  • Asking rent is a starting point. What you agree depends on the lease length, the fit-out and the overall terms.
  • Rent is not the whole cost. Service charges, utilities, insurance and fit-out come on top. Use our Office Price Calculator to estimate your budget, and the space per employee guide to size your office.

How we calculate the index

The index uses every office advertised for rent on MaltaOffices.com on 15 October 2026 that shows a monthly asking rent and an internal area. For each office we convert the monthly rent into euro per square metre per year (monthly rent × 12 ÷ m²) and take the median for each area and size band. The “middle half” is the range between the 25th and 75th percentiles.

We exclude serviced offices and coworking space (priced per desk, not per square metre), offices already marked as leased, offices for sale, and a handful of listings with missing or clearly mistyped figures. Areas follow the locality recorded on each listing, so an office on the border of two localities may be counted under its neighbour. An area is shown separately only when it has at least eight listed offices.
